The unique combination of the Mesocore modular house and a site development plan embracing its size and flexibility enables a new level of affordability and livability.  The parcel can, of course, be sub-divided conventionally with fixed lot lines, however the modular ‘sub-division’ shown in the site plan below presents a host of benefits.


The parcel for development would be divided into “land units” of a size that works well both for the unique parcel and for the efficient application of Mesocore modular single family detached homes as well as the local zoning requirements. Once this master plan is created the building lots can be sold as the customer desires with 3, 4, 5 or 6 land units to make the building lot and corresponding house layout as shown.

So the customer who wants a garage, or one who wants a smaller economical lot, or one who wants a pool can “buy” what they need. From the developer’s view, the lots range from 3.2, 4.3, 5.4, or 6.5 thousand sq ft with a net ( roads etc. not included) acreage yield of 13, 10, 8 and 6.7 houses per acre, respectively. This flexibility will capture more customers. So here are some of the advantages:

  • Take a close look at the plan, as it shows the site and modular house of each building lot, with the roof removed so that you can evaluate the relationships between interior spaces, exterior spaces, windows, views, pedestrian and vehicle flow and parking, privacy between neighbors, bedroom front or to rear, patio space and access. The things that are important to customers, and that are different for their particular situation (ie. starter home, singles, couples with young kids, older couples downsizing, empty nesters and on and on).  They can make an intelligent choice in the selection and value of the lot they are considering. Lot pricing would reflect value.

  • The modular house itself has the amazing ability to be set up in any of the configurations shown on site. And can be utilized on any of the building lots, making construction and deployment highly efficient. It can be completed in 1/5th the time and with half the subcontractors of conventional house builds. This flexibility includes the interior layout of two or three bedrooms, to the front or back, and broad or narrow side orientation to the street.

  • The modular house is small and compact but yields an amazing amount of useable space and with the smaller than usual lot sizes it means inherently lower taxes, maintenance costs, utility bills, insurance cost and footprint impact. In addition, it has sustainable features standard such as solar PV electric, thermal solar hot water and water harvesting to actively reduce utility costs. It also is highly efficient, well insulated, with all LED lighting and materials selected for durability and ease of maintenance which can be performed by the owner. Standard is wind and impact resistance windows and doors to 180 mph and meets all aspects of the International Building Code.

  • Evaluate the lot usage, it achieves great privacy between community spaces and neighbors without extra unused land or space that merely increases costs. Also realize that this is a detached single family modular house with parking, and potential for garage and pool if desired. It has impact security windows and doors that can be positioned on any of the 4 elevations. Also being only one story, it makes the exterior spaces more pleasant with more light and air than taller structures. The outdoor spaces between the structures are designed to be suitable for the intended use including the front landscaped area as this is the vista that makes the house attractive.
