MesoCore LLC offers a modular “Advanced Dwelling Unit,” so called because it integrates state-of-the-art technologies, solar power, and rainwater harvesting and has far more applications than just “accessory” dwellings.     MesoCore LLC, a Florida modular home manufacturer and a certified container producer, has combined these two technologies to develop a building system that can efficiently deliver modular volumetric, self-sustaining housing units anywhere on Earth. Mechanical, Electric, and Plumbing (MEP) systems, are all factory installed into a custom steel frame, which then becomes a permanent part of the house The unit, as shipped, weighs some 20,000 pounds has exceptional strength, can be handled by all lifting or conveying methods and, as a final-use container, there is nothing to return.

    Once on site, the single MesoCore unit expands to a 420 sf Advanced Dwelling Unit with a generous bedroom, full 5’x8’ bath with oversized shower, dressing room wing (19 ft long, 210 sf), a living, kitchen, dining wing (19 ft long, 200 sf) and a utility room. The highly developed floor plan provides true separation between living and sleeping spaces both in plan and volume, and the window vs. solid wall arrangement yields good light in the right places with privacy and a functional furniture layout. The integrated compact space used for appliances and equipment yields more living space and the overall plan feels like a larger dwelling. In addition, the steel frame has a built-in double wall water reservoir that holds 1500 gallons of water (weighing over 12,000 pounds), fed by an integrated rain-water collection system, making the unit a true off-grid and immediate housing solution.

The standard 6-KW 14 PV solar panel system, along with 20 KW battery storage and hot water energy storage, enables compliance with both CA Title 24 and the IECC codes and off-grid use. The unit’s impressive array of standard appliances includes a microwave /convection oven, induction cooktop, integrated exhaust hood, Fisher Paykill single drawer dishwasher, 50-gallon hot water storage tank, 12.7 cubic foot refrigerator-freezer with ice maker, 2.7 cubic foot combo washer/dryer, SS sink with garbage disposal, and a state of the art Amana R-32 Package Terminal Air Conditioner/ heat pump with ductless whole house air circulation and HEPA filter.

Exterior walls and roof are 180 mph wind resistant with wild-fire resistant, pre-primed LP SmartSide trim and siding with a 5/50 year limited warranty, R15 high-density fiberglass insulation, and five hurricane impact windows, and one full lite glass entry door. The roof is a TPO single-ply membrane on a completed structural flip-up panel with a minimum R-24 insulation. The structural floor is insulated to a minimum of R-20. 

Interior finishes include primed ship-lap plank walls, high-end Lioher cabinetry, and luxury vinyl plank flooring or the owner's choice at an additional cost. This house is not a “tiny” house or a container house, but a compact dwelling unit precisely designed using some 30% fewer materials, with very high quality, a low carbon impact, and affordability.
