A Week in the Life of a Builder With a Mesocore Modular ADU

It will start with selling the unit. By showing a well-documented spec, a fixed price, and a visit to a model or prior construction, the customer will know exactly what to expect and appreciate the quality and design decisions already made.

 It will continue with permitting and the fact that the MesoCore ADU unit is pre-approved by your local municipality, complete plans are finished and are compliant with building and energy codes. It will eventually become a known and welcome entity to examiners and inspectors. 

Ordering could not be easier, and it comes complete with all prefabricated materials guaranteed to fit precisely with minimal waste. Units may be in stock for immediate delivery—check with your distributor/supplier.

 The on-site prep work is so simple. Due to the span strength of the steel core structure, only eight foundation piers need less than 2 yards of concrete, which can be placed with hand mixers—no concrete trucks.

 Delivery is a snap because it comes on a straight truck, even with a knuckle crane, to place the ADU core on the prepared foundation. Unlike oversized modules, a MesoCore delivery is on a standard truck size and weight so that it can maneuver into position easily.

Once the Core is in Place on the Foundation, the Joy of Construction Begins...and is Completed in Just a Week!

Make no mistake: The MesoCore hybrid system has the best of both construction methods. The factory-built kitchen and bath, MEP, and solar are completed and pre-inspected, and the balance of space is a site-built expansion using prefabricated components. 

The structural framing of the expansion's floor deck is completed in half a day without the need to "open the core container," so none of the pre-installed bath and kitchen materials are exposed.

 Once the core is opened, just 14 prefabricated panels are placed to close in the unit. Ten wall panels, complete with exterior LP Smart Siding, along with four roof panels with TPO membrane roofing, are installed from the inside on the floor deck—no exterior ladders or scaffolds are needed. In fact, a jib crane with a cable winch is supplied to lift the heavier panels into place. 

Windows and exterior doors are also installed into exact openings from the inside. 

 Interior work has also been optimized for ease and speed. The electrical circuits required in the exterior walls are pre-wired, tied into the load center, and inspected; no electrician is needed to fasten them in place.

 Insulation is sized, pre-cut, or pre-installed so that nailing and framing inspections can be performed if required by local inspectors.

 No time-consuming steps of sheetrocking, taping or spackling is needed, the interior finish is either completed or is shiplap plank. The ceiling is a lightweight prefinished panel, only ten pieces required. Finished flooring is luxury vinyl snap-in waterproof plank.

 Every opportunity to make the on-site work easier, simpler, and faster is taken. In fact, not counting fasteners, small lightweight parts, wall planks, and finished floor pieces, there are less than 50 large pieces to install to complete the structure.

 No electric contractor is needed unless tied into the grid, and no plumbing in the house is needed. A plumber will be needed for domestic water and local wastewater connections.

 Little measuring or cutting is needed, and the installers' skill level is to have one lead carpenter type with two helpers. The whole structure should be complete and ready for painting in one week.
